Since flat roofs are susceptible to inefficient drainage and water pooling, it is essential to be aware of the different options that are available that can mitigate these problems. Fortunately, there are several different types of drainage solution that may be selected and combined with EPDM rubberized waterproofing. Here is a closer look at some of the drawbacks and benefits of each of them.

EPDM Waterproofing

First of all, it is critical that the roof is protected using EPDM roofing materials. The synthetic rubber may adhere to a roof. Its properties provide outstanding protection against even heavy torrential rains. However, water might still gather and pool in low-lying areas. That is why it is crucial for EPDB roofing to be used along with a drainage system that has been properly installed.

True sloped insulation is a type of angled surface that gets placed underneath a flat roof (ideally made out of EPDM rubber) which allows water to pass through the drains on a flat roof and then be diverted to the sides of the roof when it gets to the underneath level. However, they are very expensive systems and are mainly used in new construction.

One less expensive option is the step-sloped method. Stepped insulation board layers are installed around the drains, with the thinnest ones being nearest to the existing drains in the low-lying areas.  Then EPDM (the roof “membrane”) gets installed over the sloping structure. Although it is less expensive compared to true slope insulation, this technique can still be costly.   

Ecologically-friendly plant carriers may be installed in order to absorb any of the water from areas that are most likely to pool. But this might not eliminate all of the water.

Although all of the above systems have drawbacks and benefits, using them along with EPDM rubber roofing can significantly increase efficiency which will help to extend the life of the roof.

Should You Choose Metal or Spray Foam (SPF) for Your Commercial Roof?

Our customers are usually trying to choose between several roofing systems when deciding the type of roof to install on their commercial property. A couple of questions they usually want answered is which one will be best long-term, what are the costs involved with each and what are the maintenance requirements for them.

Here at Armadillo Roofing & Exteriors, we want to make sure our customers have all the information they need before making their decision. Here, we’ll discuss the pluses and minuses of 2 of the more common choices for commercial roofing – metal or SPF (Spray Polyurethane Foam).

Commercial Metal Roofing – This is one of the older commercial roofing systems available. There are several material options available with metal roofing – tin. aluminum, copper and corrugated galvanized steel are most common. After its installed, in order to protect it from the weather, the sun’s rays and moisture, a coating is applied.

Spray Polyurethane Foam Roofing – Spray Polyurethane Foam, or SPF, creates a solid layer on top of your existing roof by being sprayed on and expanding into a foam that fills all crevices in the roof. Commercial, industrial, and even residential properties have been using SPF technology on their roofs since the sixties.

The Cost of Each

Metal Roofing Systems – Material and labor for a commercial metal roof will usually run around $5 and $10 a square foot. This could change depending on the style of metal panels chosen and the unique configurations of your roof.

SPF Roofing Systems – SPF roofing for an average commercial roof will typically run between $4 and $7 per square foot for labor and materials. This could change, again, based on your roof’s particular configuration and the thickness of the foam layers you choose.

Differences in Installation Procedures

Metal Roofing Systems – Metal roofing is lighter in weight than other types of roofing systems, which allows it to be installed directly atop your existing roof. To fasten the panels, your chosen commercial roofing contractor will first install a frame (substrate) including trusses and purlins. Then, a layer of insulation is installed underneath the panels.

All contaminants, including dust and dirt, will be removed from the substrate instead of stripping the existing materials. Then, your contractor will put down the first layer of polyurethane foam. A couple of different liquids are combined then sprayed on. The chemical reaction of these two liquids creates the foam that forms on the existing roof substrate. As it’s sprayed on, it expands and fills all the nooks and crannies of the existing roof. After the SPF layers have been sprayed on, its finished off by applying an elastomeric coating with granules embedded in it for an added layer of protection from the elements.

A commercial metal roof can last as long as 40 to 50 years if its installed and maintained correctly. These are some of the other pluses of installing a metal roofing system:

  • Ecologically friendly – Metal roofing panels are usually made from recycled metal materials.

  • Damage from Moisture – Rusting can occur if the coating gets compromised and water ponds on the roof panels.
  • Full Replacement – Many times, it’s difficult to work with the substrate or frame. They will many times be the need to completely tear them off.
  • There are Seams – Since its installed in panels, the seams between them can be prone to moisture penetration.
  • Durability – If not installed properly, when your structure expands or contracts the panels can come loose.
  • Sound – If not insulated well, the materials can create a lot of noise during heavy rain, wind or hail.

SPF Roofing Disadvantages

The pluses mostly outweigh the minuses, but there are a few things to be aware of with SPF commercial roofing:

  • Needs the Right Contractor – You need a commercial roofing contractor that has experience in this unique process to apply it correctly.
  • Installation Timing Restrictions – You won’t be able to install an SPF roof when the weather doesn’t cooperate. Not if its too cold or windy or raining.
  • Overspray Problems – You’ll need to protect your surrounding personal property and vehicles from overspray, since it can be carried away while being sprayed by slight winds.
  • Color Limits – White or Gray are pretty much the only options for the silicone coating applied on top.
  • Higher Maintenance – You’ll need to have your SPF roofing system inspected a couple of times each year.

Single Ply vs SPF Comparison

Owners and managers of commercial buildings are often trying to choose from several different types of roofing to install on their building. The questions are usually something like which is best for my building?; which will last the longest?; and which will require the most maintenance?

At Armadillo Roofing & Exteriors, we want to make sure our clients have all the info they need to make the best possible decision. Here, in this blog post, we’ll look at the differences between 2 materials used extensively for commercial flat roofing – Single Ply and SPF (Spray Polyurethane Foam).

Single-Ply Membrane Roofing

Single Ply creates a layer of protection on your commercial property by chemically bonding sheets of synthetic materials or rubber to insulation or ballasted. The 2 main types of Single Ply membranes are EPDM (Ethylene Propylene Diene Terpolymer) and TPO (Thermoplastic Polyolefin). There are differences in their energy saving qualities, their installation and their chemical makeup.

SPF – Spray Polyurethane Foam

SPF, or Spray Polyurethane Foam, is sprayed on, then expanding to foam which creates a solid cover over the whole roof. This technology was created in the 1960’s  for commercial, industrial and residential properties.

Expense Comparison

Single Ply Roofing Systems – For EPDM the cost can range between $4 and $8 per square foot, and for TPO it can range between $3.50 to $7 per square foot, which includes materials and a warranty for labor.

Spray Foam Roofing – Usually, spray foam roofing systems will typically would be between $4 and $7 per square foot in labor and materials, depending on the thickness required and the structure of the building.

Installation Comparison

These systems have similar beginnings in their installation processes but differ in the overall process.

Single Ply Roofing Systems – The insulation is installed after the substrate is prepped by either removing the existing roof or by cleaning it thoroughly. There are several  insulation options that owners and managers can choose from.

The insulation layers are installed and covered by a cover board after the substrate is prepped. Then, with adhesive or mechanical fasteners, the membrane is attached to the cover board. When the time comes to adhere the membrane’s seams together is where the differences between TPO and EPDM occur. For TPO, a hot air gun is used to melt  the membrane seams to fuse them together. With EPDM this is accomplished with seam tape.

Commercial Flat Roofing ContractorsSPF Roofing Systems – Once again, the existing roof must be prepared before beginning the install process for SPF. However, there is no need to strip off the existing roof materials. The substrate is prepared by removing all dust, contaminants and dirt.

Then, the polyurethane foam is sprayed on over the top of it. The foam is created by mixing two liquids together. As they are sprayed on together, they combine and expand into a solid foam surface. It’s then coated with a layer, or layers, of either an acrylic or elastomeric silicone coating that has granules embedded in it.

Pluses

Single Ply roofs can last as long as 30 years if installed and maintained correctly. Here are some of the pluses of single ply roofing systems:

  • Long History – buildings have had EPDM roofing systems installed on them for over 60 years. many studies and testing have been done on these roofs over the years.
  • Insulation Choices – Single Ply does not include an installation factor, opening up a wide variety of choices to choose from to insulate the property.
  • High Fire Resistance Rating – During their manufacture, EPDM and TPO have fire retardant chemicals added to them for Class A fire resistance.
  • Highly Reflective – TPO is usually highly reflective with a white color. EPDM, on the other hand has a natural dark color, sometimes almost black.

SPF roofing systems, when correctly installed and maintained, can last as long as 60 years. Here are some of the other benefits of SPF:

  • Highly Energy Efficient – It has a high R value per inch due to the moisture, air and thermal barriers built into it.
  • Very Durable – The chance of cracking or splitting is reduced  because of its ability to expand and contract with the building.
  • Seamless Construction – there are no seams or joints, which are typically the most vulnerable areas for moisture to invade, making it very waterproof.
  • Environmental Compatibility – Since the existing roof does not need to be removed, there is very little waste and debris to fill landfills.

Minuses

Single Ply Roofing – Here are a few of the disadvantages of Single Ply roofing systems:

  • Lack of Durability – Since there is no hard top layer on single ply roofing, it can be susceptible materials and screws being forced into and through its rubber membrane.
  • Seams are Vulnerable – Seams are an area that can be vulnerable to moisture and wind, making for increased vulnerability to damage.
  • Roofing Equipment and Accessories – Things such as skylights or vents that penetrate the roof need particular care when the installation takes place.
  • The Sun’s Rays – UV rays that shine directly onto the roof will deteriorate the adhesives over time.

SPF Roofing – Here are a few minuses to keep in mind about SPF roofing systems:

  • The Right Contractor – you will need a commercial roofing contractor that has extensive experience with this method to ensure that it’s completed correctly.
  • Short Window for Installation – Windy, cold and rainy weather is not conducive to the installation of SPF, making for a limited window to install it.
  • Overspray Danger – If windy, or wind comes up during the install process, since the material is sprayed on, it can be carried to cars and personal property.
  • Few Color Options – There’s pretty much 2 choices currently, gray or white.
  • More Maintenance – You’ll need to have SPF roofs inspected at least twice annually.

Both of these roofing systems have their advantages and disadvantages. Each property manager or building owner will need to make their own decision regarding which works best for them and their particular building.

As a building owner or property manager considering their commercial flat roof choices, a couple of systems you’ll want to scrutinize are spray foam polyurethane roofing (SPF) and built up roofing (BUR).

Spray Foam Polyurethane Roofing

SPF is in a liquid form sprayed on top of the existing roof that expands into foam that covers all the nooks and crannies in the existing roof. This type of roofing was introduced in the 1960’s and isn’t the most common type of material chosen. However, that is quickly changing.

Built Up Roofing

For over 100 years, BUR systems have been installed on flat roofs. A phrase often used for these types of roofs is “tar and gravel”. They are applied with layers of tar and asphalt, alternating them, applying the fabrics straight onto the roof. The building owner can choose how many layers will be installed. Lastly, a layer of gravel or stone is installed over it.

Installation

Commercial Flat Roof InstallationSPF Commercial Roofing – Before installing an SPF commercial roof, you have to prepare the existing one. You don’t have to strip off the existing material, but all dirt, dust and contaminants will need to be cleaned off of it. The foam is applied first by mixing 2 liquids together and spraying them onto the existing roof. As it’s sprayed on, it expands and forms the solid surface.

Later, an acrylic or silicone coating is applied to reflect heat and protect it from weather elements.

Built Up Commercial Roofing – The first layer of a BUR commercial roof is installed directly onto the roof substrate. For a space that’s safe to complete the install, a base sheet should be attached to the roof first. Then, you start alternating layers of reinforced fabric and bitumen. Depending on your building’s needs and your budget, you can apply up to 5 layers. To protect the system from extreme temperature ranges and wind, a layer of rock or stone is applied on top. This will make the roof more esthetically and architecturally appealing.

SPF commercial systems will usually cost anywhere between $4 and $7 per sq. ft., making them slightly more economical.

  • The time to install is longer – making it more inconvenient.
